Where the offices are

Grey Street and the Grainger Town grid hold the Georgian and Victorian stock, converted into small and mid-sized suites. It is the handsomest part of the city to work in and the least practical for a team that needs one open floor.

Quayside, along the river towards the Tyne and Millennium bridges, is the modern end and where most of the larger floor plates sit. It prices above the centre and has the better end-of-trip facilities.

Stephenson Quarter and the streets around Central Station put you on the East Coast Main Line, which is the relevant fact if your team travels to London or Edinburgh regularly.

Newcastle Helix, west of the centre, is the science and technology cluster and where most of the newest space has been built.

What to know before you look

The operator market is small - six operators across the city - so a thorough search here is a short one, and it is worth speaking to all of them rather than taking the first quote as representative.

The Tyne and Wear Metro matters more than it would in a comparable city. It reaches Gateshead, Sunderland, both coasts and the airport, so an office near a Metro station genuinely widens the pool of people who can get to it. Newcastle also operates a Clean Air Zone covering the city centre, which charges older taxis, vans, buses and lorries but not private cars. If your business runs a van, check the boundary before you sign.

There is very little coworking listed here, though at these rates the calculation is different from most cities: a small private office in Newcastle costs roughly what a desk membership does in London, so for two or three people a room is often the better buy.
