Set against £558 across London, that is roughly a third less for the largest flexible office market in the country outside the capital. The figure is all-in: rent, business rates, service charge, utilities, internet, furniture, cleaning and reception arrive on one monthly licence, so a team of ten should budget about ten times the per-desk figure with nothing further to follow.

It depends what you are optimising for. Spinningfields and the streets around Deansgate are the corporate end, with the newest buildings and the highest rates. The Northern Quarter and Ancoats carry converted mills and warehouses, which suit creative and technology businesses and tend to price below the city centre average. Around Piccadilly gets you the mainline station and easy travel to Leeds, Birmingham and London. MediaCity at Salford Quays is a market of its own. Because the city is compact, the practical differences between these are about character and building type more than commute, so it is worth viewing across two or three rather than fixing on one.

Manchester is inside a Clean Air Zone consultation area rather than a charging zone, so check the current position if your team runs older vehicles.

The more useful comparison for most businesses is what the same budget buys: a team that can afford twelve desks in central London can afford closer to twenty here, in newer buildings, with parking a realistic option. That is the calculation most businesses looking north are actually making, and at this gap it usually answers itself. The qualification is that Manchester's own range is wide: the Spinningfields end approaches London suburban rates, while the converted mills east of the centre sit well below the city median.
