On the September 2026 figures, East London's median private office runs to £428 per desk per month, roughly a quarter below the £558 London median and a little over half the Central London rate. That is the single strongest argument for the east: the same money buys noticeably more room. The rate is all-in - rent, business rates, utilities, internet, furniture, cleaning and reception on one monthly licence - so a team of ten budgets about ten times the per-desk figure with no separate bills. The further east you go, the further the money stretches. Royal Docks is the cheapest at £157 per desk, followed by Bow at £268, Bethnal Green at £294 and Stratford at £348. At the other end, Old Street runs to £566 and Shoreditch to £500, because they are effectively Central London with an E postcode. Stratford is the value pick: Elizabeth line, Jubilee, Central and mainline services in one place.

Canary Wharf is the densest single cluster in East London, with around 120 listed offices in a handful of towers, and the Elizabeth line now puts it seven minutes from Liverpool Street and about twenty from the West End. The trade-off is character rather than cost: it is an estate rather than a high street, and quieter outside office hours than most of the rest of the east.

The Elizabeth line has changed the answer. Most of East London sits outside the Congestion Charge zone, so driving in is realistic in a way it is not further west.
