3 office spaces to rent in Aldgate at BE Offices

Just under the London average, at £541 per desk per month against £517 city-wide, from live listings as at October 2026. That makes Aldgate the cheapest way to have a City of London address: Bank is £915 and Liverpool Street £768, both within a fifteen minute walk. The rate includes business rates, service charge, utilities, internet, furniture, cleaning, security and reception on one monthly licence, so a team of twelve should budget roughly twelve times the per-desk figure and expect no separate bills. Aldgate has been the cheapest entry point to the Square Mile for some years, and the gap to the centre has not closed.

Meeting room time beyond your allowance and printing above fair use, with parking scarce and normally charged where it exists. The specific thing to look at in Aldgate is how mixed the stock is. The area covers everything from 1970s and 1980s office blocks on the gyratory to modern towers at its western edge and converted warehouses towards Whitechapel, and the gap in specification between them is wide. Air conditioning, lift capacity, natural light and the state of the common parts all vary considerably at the same headline rate, so see two or three before you judge value.

A week or two, and availability is better here than in most City locations. There are 3 spaces listed across 38 desks with twenty-five operators competing for tenants, and less pressure on them than there is around the Bank junction. That combination tends to produce both faster answers and more room to negotiate on terms. A viewing, a licence and a deposit of one to two months is the process. Managed space fitted to your own design takes six to eight weeks.

On the numbers, yes. At £541 per desk it is the lowest median of any City area we track, roughly a third below Bank and well under Moorgate at £760. Only Shoreditch and Whitechapel, both just outside the Square Mile, come in lower. The qualification is that Aldgate is the City's eastern edge rather than its centre, so if your business needs to be among the banks and insurers rather than fifteen minutes from them, the saving is not free. For most occupiers it is.

Aldgate station is nearest to 74% of the offices we list, on the Circle and Metropolitan lines, with Aldgate East a few minutes away for the District and Hammersmith and City. The more significant connection is Liverpool Street, about ten minutes on foot, which brings the Elizabeth line, mainline services to Essex and Cambridge, and the Central line within reach. Tower Hill and Fenchurch Street cover the south for the District line and Essex mainline services. It is a well served corner, though unlike Bank or Moorgate nothing fast stops directly underneath it.

Twenty-five, which is a strong field for an area at this price and one of the better reasons to look here. The mix spans national serviced brands in the larger blocks, several London operators with two or three buildings each, and independents in converted stock towards Whitechapel. The tenant base is broad: professional services and insurance spilling east from the City, technology and creative businesses moving west from Shoreditch, and a number of firms that simply wanted a City postcode at a sensible rate. With this many operators, it is worth asking more than one for a price on the same requirement.

Yes, and more comfortably than its rate suggests. The largest single office we list here holds 260 people, which is well beyond what most areas in this tier can offer and second only to Moorgate and Canary Wharf among them. The 1980s blocks around the gyratory have large regular floors that suit a hundred-plus team, and they are considerably cheaper than the equivalent further west. The smallest offices here start at three desks, so the range is broad. If you need scale in the City without City pricing, this is the most realistic place to find it.
