The thing that distinguishes Brighton from every other city this size is how fragmented it is. Twelve operators share roughly fifty offices, which is close to four offices per operator - the most scattered market in this group. Where the offices are

North Laine and the Lanes hold the converted stock: former workshops and retail upper floors, small, characterful and awkward in equal measure. Lifts are rare and floor plates are narrow, so check how your team would actually sit before falling for the building.

New England House and the New England Quarter, immediately behind the station, is the closest Brighton has to a purpose-built office cluster and the obvious first stop for a digital or creative team.

Hove and the streets west of Palmeira Square are quieter, a little cheaper, and suit professional firms that want a front door rather than a shared reception.

Preston Road and the London Road corridor run north from the centre and are the best value in the city, with easier parking.

What to know before you look

Brighton is a small market with a real ceiling: the largest single office listed holds about a hundred people, and there is very little between fifty and that. Above twenty desks you should expect to be choosing from a handful of options rather than a shortlist.

Parking is the other constraint worth raising early. Most of the central stock has none, the city's controlled zones are extensive, and a building with allocated spaces trades at a premium that does not show up in the headline rate. If a meaningful part of your team drives in from the Downs or along the coast, look north of the centre rather than in the Lanes.
