The monthly figure covers rates, service charge, utilities, internet, furniture, cleaning, security and reception. Brighton prices below Reading and Watford, the two other southern commuter markets in this tier, largely because it is further out and the commute is longer.

For many, yes, and it is the main reason businesses come. Brighton to London Victoria runs about an hour, with Thameslink services through to Blackfriars, Farringdon and St Pancras, and Gatwick is half an hour up the line. That makes a weekly or twice-weekly London day straightforward while the team sits somewhere much cheaper. The honest caveat is that it is a commute rather than a hop: an hour each way is a different proposition from Reading's twenty-five minutes, and it shapes who will take a job with you.

The North Laine and the streets behind the station hold most of the flexible stock, in converted Victorian buildings and former industrial premises, and it is walkable to the trains. New England House and the New England Quarter carry the larger creative and digital tenants. The seafront and Hove to the west are quieter and more professional in feel, with Georgian and Regency conversions. Preston Circus and London Road north of the centre are the cheapest central options. Hove tends to price a little under central Brighton for comparable space.

Digital, design and creative firms dominate, to an unusual degree for a city this size. Brighton has one of the highest concentrations of small digital agencies in the country, alongside games studios, a substantial freelance economy and the two universities. The buildings reflect it: more studio and open-plan space than corporate floors, more shared kitchens and fewer formal reception desks. If you want a conventional professional office with a boardroom and a staffed front desk, they exist here but they are the minority, and Hove is the likelier place to find one.

A hundred people in a single office is the ceiling, better than Cardiff, Leeds or Liverpool manage and reflects the larger converted buildings around New England House. The bulk of the stock is far smaller, between two and twenty desks, which fits the agency and studio economy the city runs on. For anything above fifty desks the options narrow quickly and are worth identifying before you commit to the city.

One local quirk is worth planning around: Brighton's conference season and the summer months tighten the city generally, and parking and access are harder then. Parking is the weak point year-round, with no charging clean air zone but very little space and aggressive controls, so a team that drives should treat it as a constraint rather than a detail.
