The question worth asking here is about the building rather than the bill. Farringdon's stock is a mix of Victorian warehouse conversions and newer infill, and the two behave differently: the conversions have character, exposed structure and often poor cooling on upper floors, while the newer buildings have proper services and less personality. Clerkenwell is the obvious answer at £579 per desk, and it is barely a different place: the two areas overlap on the ground and Clerkenwell's listings are mostly nearest to Farringdon station anyway. Old Street at £566 and Shoreditch at £500 are ten to fifteen minutes further east and cheaper again. Going west or south costs more. If the Elizabeth line is not the reason you are here, the saving from stepping one area out is worth taking.

Considerably, and it is the main reason the area is on this list. Farringdon station is nearest to 76% of the offices we list, and it now carries the Elizabeth line alongside Thameslink and the Circle, Metropolitan and Hammersmith and City lines. That combination is close to unique: direct trains to Heathrow and Gatwick, straight through to Canary Wharf, Liverpool Street, Bond Street and Paddington, and north-south Thameslink services to Luton, Brighton and the home counties without crossing London. Barbican is a few minutes away for the same sub-surface lines. For a business whose staff arrive from several directions, few London addresses do better.

In practice that means most operators here hold one or two buildings rather than several floors, so the market is fragmented and the differences between offices are large. It also means competition on any given requirement is real, because two dozen parties may each have one thing that fits. The tenant mix leans towards design, publishing, technology and professional services. It is worth contacting several rather than assuming the first quote reflects the market.

If the appeal is the transport, nothing else is quite equivalent, though Liverpool Street and Paddington both sit on the Elizabeth line with far more stock. If it is the character of the buildings, Clerkenwell is the same thing for less money and has more of it. If you need to seat more than about seventy people together, Farringdon cannot do it and you should be looking at Moorgate or Holborn instead. And if the draw is simply being central and well connected, Chancery Lane ten minutes west offers three times the choice.
