8 office spaces to rent in Fenchurch Street at Rubix

About a third above the London average: £739 per desk per month against £517 city-wide, from live listings as at September 2026. This is the insurance quarter of the City, around Lloyd's and the towers on Leadenhall Street, and it prices accordingly, though still below Bank and Liverpool Street. Business rates, service charge, utilities, internet, furniture, cleaning, security and reception are all inside the monthly figure, so a team of fifteen should budget fifteen times the per-desk number and nothing further. What the premium buys here is proximity to the insurance market rather than to a station, which is the opposite of how most City areas are priced.

Little on paper: meeting rooms past an allowance, printing above fair use, and parking, which is both scarce and expensive. The variable that matters here is which building you are in. This small area holds some of the newest and tallest towers in the City alongside narrow Victorian and Edwardian stock on the lanes behind them, and the difference in specification, lift waiting times and floor efficiency is enormous. Two offices at the same rate can be wholly different working environments. If you are comparing quotes, compare the buildings properly first.

Two to three weeks is realistic, in line with the rest of the City. Serviced offices come furnished and connected, so it is a viewing, a licence agreement and a deposit, typically two months here rather than one. There are 8 spaces listed across 135 desks and twenty-four operators, so the common sizes are well covered. Managed space fitted to your own specification takes eight weeks or more in the towers, where landlord processes are formal and the fit-out is more involved.

Yes, and very close. Aldgate is about ten minutes' walk at £541 per desk, roughly a quarter less, and Tower Hill itself is cheaper again at £438. Cannon Street to the west sits at £697. Going north to Bank or Liverpool Street costs more. Given how short those walks are, the eastern City repays looking across several areas rather than fixing on the insurance streets, unless the business reason for being among them is real.

Tower Hill, for three quarters of them, not Fenchurch Street. That distinction is worth making because Fenchurch Street is a mainline terminus with no Underground connection of any kind: it runs services to Essex and Southend and nothing else. Tower Hill carries the District and Circle lines, Aldgate is a few minutes north for the Metropolitan, and Monument and Bank are eight to ten minutes west for the Northern, Central, Waterloo and City and DLR. Liverpool Street is about fifteen minutes on foot for the Elizabeth line. Judge a commute here on Tower Hill, not on the name of the area.

Twenty-four operators, weighted heavily towards the corporate end and the larger buildings. The tenant base is dominated by insurance, reinsurance and the broking and legal firms that work alongside Lloyd's, and the offices reflect that: formal reception, substantial meeting provision and a specification that assumes client and market visits. There is some smaller and more characterful space in the lanes behind Leadenhall Market, but it is a minority of the stock. If you want informal space at a lower rate, Aldgate ten minutes east offers considerably more of it.

259 people in a single office is the largest we list here, which places the area among the higher-capacity ones in this tier behind Moorgate, Canary Wharf and Aldgate. The towers on Leadenhall Street and Fenchurch Avenue have big regular floors that suit a team of a hundred or more, and that is much of what the premium here buys. Smaller requirements are served too, largely in the older buildings behind the towers, though the choice below ten desks is thinner than in the western City. Ask what else an operator holds in the same building if you expect to grow.
