9 office spaces to rent in Liverpool Street at Podium

This is the second dearest area on the platform, and the figures say so plainly: £774 per desk per month for a private office, on live listings as at September 2026. Set against the £517 London figure that is a premium of more than half, with only Mayfair above it. The rate is all-in, covering rates, service charge, utilities, internet, furniture, cleaning, security and reception. What you are buying is the terminus: a mainline station, four Underground lines and the Elizabeth line, with the City immediately to the south.

Nearly all of it. Rates, service charge, heating and cooling, internet, furniture, cleaning, security and a staffed reception are normally inside the monthly figure. Outside it you will find meeting rooms past an allowance, printing above fair use, and parking, which is minimal and expensive in this part of the City. Two things to probe at this price point. Ask what the meeting room allowance actually is, because client-facing businesses here burn through it. And ask how the rate moves at renewal: introductory pricing is more common at the top of the market than at the bottom, and the step up can be substantial.

Two to three weeks for serviced space is typical. The office arrives furnished and connected, so the time is spent on a viewing, a licence agreement and a deposit, which at this end of the market is often two to three months rather than one. Across 9 listings and 67 desks there is normally choice in the common sizes. Managed space fitted to your specification runs to eight weeks or more here, because the buildings are large and the landlords formal, so start earlier than you would further east.

Walk ten minutes in almost any direction and the rate falls sharply. Shoreditch is £500 per desk, Aldgate £541 and Old Street £578, all within about fifteen minutes on foot. Staying inside the City, Moorgate at £760 and Bank at £915 are cheaper too. The saving from moving two streets north is larger here than almost anywhere else in London, which makes the premium worth interrogating: if your team arrives by mainline train, it may be justified, and if not it rarely is.

Almost entirely, and that is the point of being here. Liverpool Street station is nearest to 98% of the offices we list, and it is one of the best connected places in the country: mainline services to Essex, Hertfordshire and Cambridge, the Central, Circle, Metropolitan and Hammersmith and City lines, and the Elizabeth line running east to Canary Wharf and Shenfield and west to Bond Street, Paddington and Heathrow. For a business whose staff or clients arrive from outside London, that concentration is difficult to match. Moorgate and Aldgate cover the southern and eastern fringes of the area for anyone whose building sits away from the station itself.

Twenty-six operators, weighted firmly towards the corporate end. The buildings here are large modern City stock and the tenant mix is finance, insurance, law and professional services, so the operators are the national and international brands that serve those industries, with a small number of premium independents. Expect formal reception, substantial meeting provision and a specification that assumes client visits. What you will not find is the converted-warehouse character available ten minutes north in Shoreditch, at little more than half the rate. The two markets sit side by side and barely overlap.

Anything from two people to two hundred in one office. The stock is broad, but the economics favour the middle and upper end: the buildings are large, whole floors come free regularly, and the cost per desk improves noticeably above about thirty people. Small teams are well catered for and will pay the area's premium in full. If you expect to grow, this is a good place to do it without moving, since operators here typically hold several floors in the same building and can move a team upstairs rather than out. Ask what else they have in the building before you commit.

Because it is the City's best connected corner and the stock is new. At £774 per desk it sits in the 98th percentile of the eighty London areas we track, second only to Mayfair, and unlike Mayfair the reason is infrastructure rather than address. Broadgate and the buildings around the station are among the largest and most recently built office space in central London, the Elizabeth line has added a route west that did not exist before 2022, and demand from finance and insurance has not softened. Supply is being added, but slowly, and it is expensive supply.

Serviced up to about thirty desks, managed beyond it, and the crossover is higher here than in most areas because the floor plates are big. A serviced office gives you a complete, staffed environment on a short commitment, which suits a team that is growing or a satellite of a larger business, and both are common here. Managed space, fitted to your own design on a longer term, becomes the better economics once you can fill a floor, and there is genuinely enough of it at this end of the City for that to be a real choice. At these rates the difference over three years is substantial, so model both.
