25 office spaces to rent in Moorgate at WeWork

A private office runs to £760 per desk per month, well above the £517 London median, from live listings as at September 2026. That places Moorgate in the top tenth of London areas, just below Liverpool Street and a little above Bank. You are in the northern City, on some of the largest and most recently built floor plates in London. Everything is inside the rate: business rates, service charge, utilities, internet, furniture, cleaning, security and a staffed reception.

Very little beyond meeting rooms past your allowance and printing above a fair-use limit. Parking is scarce and expensive, as it is throughout the City. The thing to interrogate at this price is the meeting and client-facing provision, because the buildings here vary: some carry substantial conference suites, others assume you will use a shared floor. If you see clients regularly, that difference is worth more than a small gap in the desk rate. Ask too about how the rate steps at renewal, since introductory pricing is common in the northern City and the second-year figure can be materially higher.

It depends far more on how much space you need than on the paperwork. For a small or mid-sized requirement the answer is a fortnight: the room is furnished and connected, and a viewing, a licence and a deposit are all that stand in the way. For the large floors this area is known for, the timetable is different, because those are usually let managed and fitted to the occupier's own design, which takes eight weeks and often longer. Deposits here also tend to run to two or three months rather than one. Across 25 listings and 361 desks there is normally something free in the common sizes, so it is the unusual requirement that waits, not the ordinary one.

Several, and the gap is wide. Old Street is ten minutes north at £578 per desk, Shoreditch a little further at £500, and Aldgate fifteen minutes east at £541. Clerkenwell to the west is £583. Moorgate's premium over its northern neighbours is about a third, for a walk of ten minutes. Whether that is worth paying depends almost entirely on whether your business needs a City address or merely a City location.

More than it used to. Moorgate is nearest to 80% of the offices we list here, and it now carries the Elizabeth line alongside the Northern, Circle, Metropolitan and Hammersmith and City lines, plus Great Northern services to Hertfordshire. The Elizabeth line addition, through the adjoining Liverpool Street ticket hall, connects it directly to Canary Wharf, Paddington and Heathrow, which it could not reach without changing before 2022. Liverpool Street itself is a five minute walk for mainline services to Essex and Cambridge, and Bank is similar for the Waterloo and City line. This is among the best connected square kilometres in Britain.

Eighteen, which is modest for an area of this size and reflects the buildings. Moorgate's stock is large modern City office blocks, so the operators are those able to take whole floors of them: the national and international serviced brands, plus space run directly by landlords. There are few independents. The tenant mix is finance, insurance, professional services and increasingly technology firms that want City credibility without Mayfair pricing. Expect formal buildings, high specification and a consistent standard between operators, with less variation than you would find a few streets north.

Better than anywhere else in this tier bar Canary Wharf. The largest single office we list here takes 1,200 people, which is an order of magnitude beyond what the West End can offer and reflects the scale of the buildings around Finsbury Circus and London Wall. If you need to seat several hundred staff together in central London, the realistic options are here, Canary Wharf and a handful of Liverpool Street buildings. Below that the stock is well spread, with plenty between ten and sixty desks, so the area is not only for large occupiers.

New buildings and improved transport, arriving together. At £760 per desk Moorgate sits in the 90th percentile of the eighty London areas we track. The northern City has seen sustained redevelopment over the past decade, replacing older stock with large, well-specified buildings, and premium supply raises the median. The Elizabeth line then made the area materially better connected than it had been. Demand from finance and insurance has held up, and the area has limited room to grow, bounded by the Barbican to the west and Liverpool Street to the east.

Serviced to about thirty desks, managed above it, and the crossover is higher here than almost anywhere because the floors are so large. A managed floor at Moorgate can run to a hundred desks or more, fitted to your own design, which brings the cost per desk down substantially against the serviced figure and gives you your own identity in the building. That only works if you can genuinely fill it. Below thirty people, serviced is simpler and the flexibility is worth the premium. Given the rates here, it is worth modelling both across a three year horizon rather than comparing monthly costs.
