At £225 per desk per month, Nottingham sits at about 40% of the £558 London median and a little under Newcastle, which makes it one of the lowest of any UK city we cover. Land and building costs in the East Midlands are genuinely lower, but the mix matters too: almost everything here is a small suite in converted Victorian stock rather than new-build floors with the specification and service charge that come with them. You are paying less and, in fairness, getting a simpler product.

About thirty people, and this is the single most important thing to establish before you look at anything else. The Lace Market first. Its Victorian warehouses, converted into small suites, hold the densest concentration of flexible space in the city and most of the character. Around Old Market Square and Maid Marian Way you will find the more conventional office buildings and what larger floors exist. The Creative Quarter, running out through Hockley and Sneinton, is cheaper and more informal, and carries most of the smaller studios. NG2 Business Park and the Meadows, south towards the station, are the parked out-of-town option. Nottingham is compact, so all of this is a short walk or a few tram stops apart and worth seeing in one day.

The consequence worth being explicit about is that our view of Nottingham is partial in a way it is not in Manchester or Birmingham. There is stock in the city that never reaches a listing site, particularly at the larger end and among the independent landlords around the Lace Market. If nothing on this page fits, that is a reason to ask rather than a reason to write the city off.

Better than its size suggests, largely because of the tram. It runs north to Hucknall and south to Clifton and Toton, which widens the pool of people who can reach a city-centre office without driving, and that is unusual outside the largest cities. Nottingham station puts Birmingham at roughly seventy minutes and London St Pancras at about one hour forty. East Midlands Airport is twenty-five minutes by road. There is no charging clean air zone for private cars, so driving in stays realistic in a way it is not in Birmingham, though central parking is priced accordingly and most Lace Market buildings have none of their own.

Not from us, and the reason is worth stating rather than glossing.
