4 office spaces to rent in Old Street at Identity Workspace

The striking thing about the Old Street rate is how ordinary it is. A private office here runs to £578 per desk per month and the London median sits at £517, so Old Street prices almost exactly at the city average despite being a ten minute walk from the City. Figures are live listings as at September 2026. The rate covers rent, rates, service charge, utilities, internet, furniture, cleaning and reception on one licence. For a team weighing the City against somewhere cheaper, Old Street is often the answer to both.

Meeting rooms beyond an allowance, printing above fair use, and parking, which barely exists. Everything else is normally inside it: rates, service charge, heating, cooling, internet, furniture, cleaning, security and reception. Two things are worth checking specifically around Old Street. First, many buildings were converted for tech occupiers and are wired well beyond the usual specification, so if resilient connectivity matters, ask what the actual provision is rather than assuming. Second, a number of operators here sell event and studio space separately from the office, which can be a genuine benefit or an unexpected line on the invoice depending on how it is sold to you.

Yes, and the numbers are in your favour. We list 4 offices here, more than any other area in this tier, spread across 134 desks and 33 operators. That depth means something is almost always free in the common sizes, so a serviced office can usually be occupied a week or two after you agree terms, once the licence and deposit are done. Managed space fitted to your own brief takes six to eight weeks. The exception is the largest requirements: offices above a hundred desks exist here but they are few, and they let slowly.

Yes, but not by much, which is rather the point. Shoreditch is a five minute walk at £500 per desk and Aldgate is £541. Going the other way, Clerkenwell at £583 and Farringdon at £604 cost more. Old Street sits in the middle of a cluster of areas within twenty minutes of each other, none more than about twenty per cent apart. In practice the building matters more than the postcode at these margins, so view across all of them.

Almost completely. Old Street is the nearest station to 99% of the offices we list here, which is the most concentrated figure in this tier bar Canary Wharf. The area is effectively a set of streets radiating from one roundabout, and the Northern line runs through it. That has two consequences. If your team commutes on the Northern line, the fit is unusually good and walking times are short. If they do not, you are relying on a change, because nothing else calls here: Moorgate and Liverpool Street are the nearest alternatives at ten to fifteen minutes on foot. Check the commute before the building.

Thirty-three, the most of any area in this tier, and that competition is the main argument for looking at Old Street. Tech occupiers arrived here in volume in the 2010s and the operators followed, so the area carries the national serviced brands, several design-led London operators and a long tail of independents in converted warehouses and light industrial buildings. The range that produces is wide in both directions: polished floors priced like the City sit a street from stripped-back space well below the London median. Filter by price alone and you will mix two different products, so read what the fit-out actually is.

From a single desk up to 240 people in one office, which is a wider range than most central London areas manage. The bulk of the stock sits between four and thirty desks, so small and medium teams have real choice and can usually move within a building as they grow. The very large end is thinner: offices above a hundred desks exist but there are only a handful, they rarely come free, and they are usually managed rather than serviced. If you expect to double in eighteen months, ask the operator what they can offer inside the same building before signing, because moving again in this market is the expensive part.

Serviced if you are under about twenty-five desks, managed above it. Old Street is one of the few areas with enough stock for that to be a real choice rather than a theoretical one. Serviced is priced per desk, arrives complete and can be taken for a year or less, which suits a team whose headcount is uncertain. Managed gives you your own floor fitted to your specification, on a longer commitment, and works out cheaper per desk once you are big enough to fill it. The tech tenant mix here means managed space is more common than in comparable areas, so the option is genuinely available.

It depends which part of the appeal matters. For the same tenant mix at a lower rate, Shoreditch is next door. For better transport, Liverpool Street and Moorgate add mainline and Elizabeth line connections, at £774 and £760 per desk respectively. For the same period stock in a quieter setting, Clerkenwell works well. And if the draw is simply being near other technology companies rather than the roundabout itself, Kings Cross now has a stronger claim than Old Street does.
