Almost exactly the London average. A private office here is £566 per desk per month against a city-wide median of £517, on live listings as at October 2026. Given that Paddington is fifteen minutes from the West End, directly on the Elizabeth line and fifteen minutes from Heathrow by train, pricing at the city median is the area's strongest argument. Rates, service charge, utilities, internet, furniture, cleaning, security and reception are all inside that figure.

Parking is the local variable. Paddington sits outside the Congestion Charge zone and some of the newer buildings around the basin have parking, charged on top rather than included, which is unusual this close to the centre. The Ultra Low Emission Zone still applies. Beyond that, the exclusions are standard: meeting rooms above your allowance and printing past fair use. One thing worth checking is which side of the station a building sits on. The estate around Paddington Basin is modern and well specified; the stock in the streets north and west of it is older and quite different for the same money.

A week or two, with the usual caveat that this is a smaller market than its profile suggests. West, mostly. Hammersmith at £545 per desk, White City and Ealing are all cheaper and all remain well connected. Going east costs more immediately: Marylebone is £663 and Fitzrovia about the same, fifteen minutes away on foot. The useful comparison is not really within west London though. It is between Paddington and the central areas the Elizabeth line now connects it to: you can sit here at the London median and reach Farringdon or Liverpool Street in ten minutes without paying their rates.

Made it one of the best connected addresses in London. Paddington station is nearest to 95% of the offices we list here, and it combines the Elizabeth line with the Bakerloo, Circle, District and Hammersmith and City lines, Great Western mainline services to Reading, Bristol and Wales, and the Heathrow Express. The Elizabeth line is the change that matters: Bond Street, Tottenham Court Road, Farringdon, Liverpool Street and Canary Wharf are all direct, as is Heathrow. For a business with international travel or staff spread along the western corridor, very little competes. Edgware Road and Lancaster Gate cover the edges of the area.

Thirteen, which is at the thin end for a place this prominent. The stock is concentrated in the modern estate around Paddington Basin and Sheldon Square, built as large floor plates, so the operators are those able to take them: national serviced brands and a couple of substantial independents. The tenant mix is technology, pharmaceuticals, professional services and a number of businesses that chose the area specifically for Heathrow access. There is very little converted or characterful stock here, so if that is what you want, Marylebone and Fitzrovia are the nearer options.

End-of-trip facilities well above the London norm. A noticeably higher share of listings here carry showers, secure cycle storage and gym access than the city average, because the basin estate was built recently and to a consistent specification. Full air conditioning, good lifts and proper natural light come as standard rather than as a feature to hunt for. Several buildings sit directly on the canal, which is a genuinely pleasant thing at lunchtime and rare in central London. The trade-off is uniformity: this is modern corporate space, and the buildings resemble each other more than they differ.

More practical than most central locations, though not as easy as Hammersmith. Paddington falls outside the Congestion Charge zone, so there is no daily charge, and the Westway puts you on the A40 towards the M40 within minutes. The Ultra Low Emission Zone applies across the whole area. Some buildings in the basin estate have parking available to tenants, normally rented monthly and separately from the office. Street parking is controlled by Westminster and is expensive. If several of your team drive in from the west, this is one of the few central areas where that works without a daily charge.

If the Elizabeth line is the draw, Farringdon and Liverpool Street sit on it too, with more stock and higher rates. If it is Heathrow access, Hammersmith is cheaper and still direct on the Piccadilly line, and the areas further west cheaper again. If it is the modern buildings, Victoria and Canary Wharf are the closest equivalents in feel. And if you simply want a West End address at a fair rate, Marylebone is fifteen minutes east for about a hundred pounds more per desk.
