Where the offices are

The market splits between the station and the business parks, and the two suit different businesses.

Around Reading station you get town-centre stock within a few minutes' walk of the platforms, which matters more here than in most towns: the station is the Elizabeth line's western terminus as well as a Great Western mainline stop, so a London commute is a single train. The Oracle and the streets off Friar Street put lunch and meetings on the doorstep.

Green Park, Thames Valley Park and Winnersh Triangle are the business park end, south and east of the centre. The buildings are newer, the floor plates are larger and parking is included rather than negotiated. They are a poor fit for a team arriving by train and a good one for a team driving in from across Berkshire and Hampshire.

The tenant base is heavily technology and telecoms, a legacy of the corporate campuses along the M4, which shows up in the specification: a higher share of Reading buildings have proper cooling, resilient connectivity and parking than you would find in a comparable northern city.
