The London median is £558, and Reading is twenty-five minutes from Paddington on the Elizabeth line, which is the arithmetic the whole Thames Valley office market rests on. Rates, service charge, utilities, internet, furniture, cleaning and reception are inside the figure, so a team of fifteen budgets fifteen times the per-desk number and nothing else. What the rate hides is how competitive the market is, which is covered below.

As good as anywhere outside the capital. Reading is the western terminus of the Elizabeth line, which runs direct to Paddington, Bond Street, Tottenham Court Road, Farringdon, Liverpool Street and Canary Wharf without a change. Great Western services reach Paddington in about twenty-five minutes, and the station is a national interchange with direct trains to Bristol, the south coast, Birmingham and the north without going via London. Heathrow is about half an hour by road or the RailAir coach. For a business with staff spread across the Thames Valley and clients in the City, few places are better placed.

Because demand for it is unusually strong relative to the town's size. The advertising cost for "office space reading" is the highest of any term we track, above Mayfair's, which tells you how hard businesses compete for tenants here. The reason is the Thames Valley technology corridor: a concentration of software, telecoms and pharmaceutical companies along the M4 that has been established for decades and keeps demand for flexible space high. For a tenant that means viewing quickly when something suitable appears, because the good buildings do not sit empty.

The town centre around the station and Friar Street holds most of the flexible stock and is the obvious choice if your team commutes by rail. Green Park, south of the town off the M4, is the business park end, with newer buildings, generous parking and its own railway station since 2023. Thames Valley Park to the east is similar in character and suits larger occupiers. Caversham across the river is quieter and smaller in scale. The trade is straightforward: the centre for transport, the parks for space and parking.

Often, and it is one of the real advantages over London. There is no charging clean air zone in Reading, and the business parks at Green Park and Thames Valley Park were built around driving, so parking there is usually plentiful and frequently included in the licence. In the town centre it is scarcer and normally charged separately. If a meaningful part of your team drives in from Berkshire, Oxfordshire or Hampshire, this is worth pricing properly, because the difference between a park and a town centre building can be several hundred pounds a month per car.

The caveat is the one above: this is a competitive market, so the specific building you want may not be free when you look, and holding out for it costs more time here than it would in a slacker market.
