4 office spaces to rent in East London at Canary Wharf Group

On the October 2026 figures, East London's median private office runs to £429 per desk per month, roughly a quarter below the £517 London median and a little over half the Central London rate. That is the single strongest argument for the east: the same money buys noticeably more room. The rate is all-in - rent, business rates, utilities, internet, furniture, cleaning and reception on one monthly licence - so a team of ten budgets about ten times the per-desk figure with no separate bills. Prices are taken from live listings and refresh weekly.

The further east you go, the further the money stretches. Royal Docks is the cheapest at £156 per desk, followed by Bow at £268, Bethnal Green at £294 and Stratford at £348. At the other end, Old Street runs to £578 and Shoreditch to £499, because they are effectively Central London with an E postcode. Stratford is the value pick: Elizabeth line, Jubilee, Central and mainline services in one place.

Considerably. A private office desk in Canary Wharf costs £407 a month against £720 in the City of London - a little over half, for buildings that are on average newer and larger. Canary Wharf is the densest single cluster in East London, with around 120 listed offices in a handful of towers, and the Elizabeth line now puts it seven minutes from Liverpool Street and about twenty from the West End. The trade-off is character rather than cost: it is an estate rather than a high street, and quieter outside office hours than most of the rest of the east.

The Elizabeth line has changed the answer. Canary Wharf, Whitechapel and Stratford are all on it, which puts them within about twenty minutes of the West End and direct to Heathrow - a reach East London simply did not have before. Old Street and Shoreditch remain the choice for teams that want to stay walking distance from the City. For teams travelling in from Essex, Stratford and Liverpool Street take the mainline. Most of East London sits outside the Congestion Charge zone, so driving in is realistic in a way it is not further west.

From a single desk to around 680, across 498 desks in about 170 buildings. That spread matters because the east carries both ends of the market: converted warehouse floors in Shoreditch and Hackney that suit teams of five to thirty, and tower floorplates in Canary Wharf that take a whole department. Roughly 70 operators are active here, so at most sizes there is genuine competition. Tell us your headcount and budget and we will shortlist what is available now, and negotiate for you at no charge.

The same things as anywhere else in London: rent, business rates, service charge, utilities, high-speed internet, furniture, cleaning, security, staffed reception and shared kitchens, all on one monthly licence. Across East London listings, 90% include meeting rooms and 86% offer 24-hour access, so both are reasonable to assume. Where the east differs is the buildings themselves - a larger share are conversions rather than purpose-built offices, which is why 38% have outdoor space and why floorplates and ceiling heights vary far more than in the City. Check the deposit (typically one to two months), the meeting-room allowance, and whether IT support and printing are extra.

Within days of agreeing terms. The room arrives furnished, connected and staffed, so a week or two is normal once the licence and deposit are done. Managed offices, fitted out to your brief, take four to twelve weeks. One thing specific to the east: because supply is thinner than in Central London and concentrated in particular buildings, the best-value options at a given size can go quickly. If you have a date to hit, tell us at the start and we will only shortlist buildings that can genuinely meet it.
