East London Floorspace in Q3 2026: Close to 1 Million sq ft, Up 20% in a Year
Available flexible floorspace across East London has grown steadily since its low of 567,000 sq ft in March 2023. It passed 900,000 sq ft at the end of 2025, peaked at 1.12 million sq ft in April 2026 and stands at 993,305 sq ft as at October 2026: up 1.5% over the quarter and about 20% on September 2025. That is around 12% of all the flexible office space we list across the UK.
Desk Rate Trends in East London in Q3 2026
As one of the more affordable regions in London, and one of the best connected, East London's median sits at £429 a desk a month. It held close to £500 from 2023 through 2025, dropped to £410 in January 2026 as listings jumped by more than 100 over the winter, and has settled between £425 and £445 since. Larger offices tend to cost a bit more as they may include private meeting rooms, extra amenities as well as a private entrance.
