5 office spaces to rent in Fitzrovia at Kensington Office Group

Around £660 per desk per month for a private office, on live listings as at September 2026. That is a fifth above the £517 London median, and it buys you a West End postcode without a Mayfair one. The figure is all-in: rent, business rates, service charge, utilities, internet, furniture, cleaning and reception arrive on a single monthly licence. What makes Fitzrovia unusual is not the price but the depth behind it. We list 5 offices here, more than any other area in this tier, so the rate reflects a real market rather than a handful of buildings.

Not many, and the ones it does are predictable. The monthly licence in a Fitzrovia building normally absorbs rates, service charge, utilities, internet, furniture, cleaning, security and reception. Sitting outside it you will usually find meeting room time beyond an included allowance, printing above a fair-use limit, and parking, which is scarce here and priced accordingly. The local quirk worth asking about is floor size. Fitzrovia is built on Georgian and Edwardian plots, so a building advertised as having twelve offices may have them spread over five narrow floors. If your team needs to sit together, confirm the floor plate before the price.

A week to a fortnight is normal for serviced space, and the depth of stock here helps. With 5 offices listed across 31 desks, you are rarely waiting on a single building to free up, which is the usual cause of delay in smaller areas. The steps are a viewing, a licence agreement and a deposit of one to two months. Managed space, fitted to your own drawings, runs six to eight weeks. If you want a specific street, allow longer: Charlotte Street and Great Portland Street carry a premium and turn over slowly.

Head east or south rather than west. Clerkenwell at £583 per desk is fifteen minutes away and keeps the same converted-building character. Covent Garden comes in at £580, and Paddington at £566 if the Elizabeth line matters more than the address. Going the other way costs money: Soho is £756 and Mayfair £988. Fitzrovia is already the cheaper half of the West End, so the saving from moving again is smaller than the walk suggests. Unless the budget is tight enough to justify losing the postcode, most teams do better negotiating on the floor they want here than relocating a mile east for a hundred pounds a desk.

For most of the area, yes. Goodge Street is nearest to 69% of the offices we list in Fitzrovia and puts you on the Northern line. The more useful fact is what surrounds it. Tottenham Court Road at the southern edge carries the Elizabeth line, Central and Northern lines, and Warren Street and Great Portland Street cover the north for the Victoria, Circle, Hammersmith and City and Metropolitan lines. Almost any Fitzrovia address is within ten minutes of three stations on five or six lines, which is why the area suits teams commuting in from genuinely different directions.

Thirty operators, which is the widest choice in this tier and the practical reason to look here. That number includes the national serviced brands, several London-only operators running three or four buildings each, and a tail of single-building independents in converted townhouses. The effect on price is real: the same street can carry a corporate floor and a small independent suite several hundred pounds apart per desk. Media, advertising and architecture dominate the tenant mix, a hangover from the days when Charlotte Street was the centre of the London ad industry. Every listing on this page names its operator and can be filtered by size and price.

Outdoor space, unusually often for central London. A noticeably higher share of Fitzrovia listings carry a roof terrace or courtyard than the London average, a by-product of the low-rise Georgian stock and its flat roofs. That is worth weighing if your team values somewhere to sit outside in summer, because it is genuinely rare closer to the City. The trade-off is the same low-rise stock: lifts are small or absent in the older buildings, floor plates are narrow, and air conditioning is retro-fitted rather than designed in. Ask about cooling on the top floor specifically, which is where the Georgian roofline tells against you.

Serviced under about twenty desks, managed above it. With 5 offices listed the choice is genuinely open here, which is not true in thinner areas. A serviced office is priced per desk, includes everything and can be taken for twelve months or less, which suits a team that may grow. Managed space is your own floor, fitted to your specification and run by an operator on a longer commitment: it costs less per desk at scale and looks like your company rather than a building. The crossover point in Fitzrovia sits a little lower than the London average because the floor plates are small, so a twenty-person team often fills a floor here.

Depends what pulled you to Fitzrovia. If it is the West End address at a discount, Marylebone at £666 is the direct comparison and reads more residential. If it is the creative tenant mix, Clerkenwell and Shoreditch offer the same at lower rates. If it is the transport, Kings Cross is two stops north with six lines and mainline rail. And if the Elizabeth line is the real draw, Paddington and Farringdon put you directly on it for less.
