Essentially the London average, which is the striking thing about it: £554 per desk per month against a city-wide median of £558, on live listings as at September 2026. For a West End address between Soho and the City, that is the best value of any central area on this list. Rates, service charge, utilities, internet, furniture, cleaning, security and reception are inside the figure. The area is smaller than its fame suggests, with fewer than fifty private offices listed.

Nothing unusual on the invoice: meeting rooms past your allowance, printing above fair use, and parking, which does not realistically exist here. The costs that catch people out are practical rather than financial. Much of the area is pedestrianised, so deliveries, removals and anything requiring a vehicle need planning and sometimes permits. The buildings are largely period conversions above shops, bars and theatres, which means small floors, occasional noise in the evenings and lifts that may not exist. None of that shows in a listing, so ask specifically about access and what is downstairs.

The process is a fortnight, but the search may take longer. Serviced offices here come furnished and connected, so a viewing, a licence and a deposit of one to two months is all that stands between you and moving. All are within twenty minutes on foot. Quite why the gap is so wide is hard to explain on fundamentals, which is itself a reason to look here before the market corrects. The likeliest explanation is that the area reads as tourist territory rather than office territory, so fewer businesses think to search it. That is worth nothing at all to a landlord and quite a lot to a tenant.

Not usually through Covent Garden station, despite it being nearest to 83% of the offices we list. It sits on the Piccadilly line and it is one of the smallest and busiest stations in central London, lift-only, and frequently exit-only at peak times. In practice most people working here use Leicester Square, Holborn, Charing Cross or Embankment instead, all within ten minutes and between them covering the Northern, Central, Bakerloo, District and Circle lines plus mainline services from Charing Cross. The area is genuinely central and extremely walkable, so the station nearest your building matters less than it would elsewhere.
