About Kings Cross
King’s Cross is an important transportation hub that helped shape the city’s early economy. The central London district’s name originates from a monument to King George IV that overlooked three major roads - an ancient junction where King’s Cross station stands today.
But the area is quickly transforming into London’s premier tech destination. Startups and corporate giants alike are setting up office spaces throughout King’s Cross, and the formerly post-industrial neighbourhood is being revitalised alongside this activity.
Today, there are sleek restaurants, low-key breweries, and rooftop bars dotted around the district, along with the new Coal Drops Yard, a shopping and dining destination full of alfresco bars and cafes. Or you can join the lunchtime crowd at Kerb, a pop-up area near Granary Square that features a rotation of popular food trucks.
Still, even as King’s Cross evolves into London’s Silicon Valley, it’ll never lose its roots as a transit hub. The Circle, Metropolitan, Hammersmith & City, Northern, Piccadilly, and Victoria lines all stop at King’s Cross St Pancras underground station - making it the biggest interchange in London. It takes about eight minutes to get right into the City of London.
Why is King’s Cross a great place for running your business?
- It’s an up-and-coming tech hub driven by companies like Google, Facebook, and the Alan Turing Institute, as well as dozens of startups.
- Investments are pouring into the area to accommodate the tech professional migration, including great options for flexible and serviced office space.
- The area’s accessibility doesn’t just make getting around London easy - St Pancras International offers service to the Eurostar, Thameslink, and some National Rail routes, while Euston station has London Overground and National Rail service.

Office space in Kings Cross: your questions answered
What are office rates like at Kings Cross?
Modestly above the London average: £659 per desk per month against £517 city-wide, from live listings as at September 2026. Given how thoroughly the area has been rebuilt over the last fifteen years, and that it now houses some of the largest technology employers in Europe, that is less than most people expect. The figure covers rates, service charge, utilities, internet, furniture, cleaning, security and reception. The catch is not price but availability, which is covered below.
What sits outside the Kings Cross rate?
Meeting rooms beyond an allowance and printing above a fair-use limit, as everywhere, and parking, which is minimal. The thing specific to this area is that the estate north of the station is a managed development with its own standards and its own rhythms, so ask about building access hours, how visitors are handled and what the arrangements are for deliveries. The newer buildings are well specified as a matter of course: proper cooling, good lifts, cycle storage and showers. The older stock along Pentonville Road and towards Islington is a different proposition at a similar rate.
Can I actually find space at Kings Cross?
That is the real question here, and the honest answer is that it is harder than anywhere else in this tier. We list 24 offices in the area, fewer than any other location on this list, against search demand that is among the highest. The paperwork, once you find something, is quick: a viewing, a licence and a deposit of one to two months, then a week or two to move. But you may well look at everything available in an afternoon. Start early, be flexible on building, and have Camden or Islington as a serious fallback rather than an afterthought.
Where near Kings Cross costs less?
Camden is the obvious alternative at £433 per desk, a third cheaper and two stops away on the Northern line, with far more stock. Islington sits between the two on both price and character. Clerkenwell at £583 is fifteen minutes south and cheaper too. Going the other way, Fitzrovia and Bloomsbury both cost more. For a team drawn to Kings Cross by the technology cluster rather than the station, Camden and Clerkenwell deserve a look before you accept the premium and the scarcity.
How good is the transport at Kings Cross?
Better than anywhere else in Britain, arguably. King's Cross St Pancras is nearest to 92% of what we list, and it carries six Underground lines, mainline services to the north of England and Scotland, the Eurostar to Paris and Brussels, and Thameslink running through to Gatwick and Brighton. Nothing else in London combines domestic, international and Underground connections in one place. For a business with staff or clients travelling from outside London, or any regular European travel, the case is very strong, and it is the main thing the area's rate is buying.
Which operators are at Kings Cross?
Fourteen, which against forty-nine listings tells you this is a market held in a small number of hands. Most are national serviced brands occupying floors of the newer buildings on the estate, with a few independents in the older stock towards Islington and Pentonville Road. The tenant base is dominated by technology, media and life sciences, following the large employers who moved here after the redevelopment, along with the universities and research institutes nearby. It is a distinctive cluster, and for some businesses being inside it is the entire reason to put up with the scarcity.
What do the buildings here provide?
More than the rate implies, because most of the stock is new. A significantly higher share of Kings Cross listings carry showers, secure cycle storage, gym access and outdoor terraces than the London average, and full air conditioning is standard rather than a feature. The estate itself adds things an office building normally cannot: the squares, the canal, Coal Drops Yard and a genuinely good range of places to eat. For a team that will be in the office most days, the surroundings do a lot of work. The older buildings at the edges of the area do not share any of this.
What should I consider instead of Kings Cross?
If the draw is the technology cluster, Old Street and Shoreditch remain larger and cheaper, at £578 and £500 per desk. If it is the transport, nothing substitutes, though Farringdon shares the Thameslink route and adds the Elizabeth line. If it is the new buildings and the public realm, Paddington is the closest equivalent. And if you simply need somewhere north-central with space available this month, Camden has roughly twice the stock at two thirds of the price.
