With a population of 1.6 million, it also has the highest density of residents found anywhere in London, it's no surprise that Central London also includes the highest concentration of flexible offices, with close to 4 million square feet of available space. In fact, no other city in the UK comes close to the options available for businesses and startups to choose from. The pool peaked at 5.2 million sq ft in March 2025 and has been taken up since: 4.25 million at the end of June 2026, 3.96 million at the end of September, a 7% fall over the quarter and 10% below September 2025. The number of offices listed has barely moved, so it is the larger floors that have gone, which is what a market letting its bigger spaces looks like. The chart tracks it month by month.
What a desk costs in Central London
The median private office in Central London is £685 a desk a month, on live listings as at September 2026. Office size moves that less than people expect: a 1-4 person office runs at £635 and a 50+ desk floor at £750. The charts above show how the rate has moved.
The private office median has sat within a few pounds of £700 for four years: £746 in March 2022, £700 through 2023 to 2025, and £685 now, 2% below the second quarter of 2026. Managed offices, which we have listed as a type of their own since January 2026, run higher at a median of £997 a desk across 738 offices. With the floorspace pool shrinking the leverage is shifting back towards operators on the best buildings, but on a 12-month term one to three months rent-free is still common, so ask.

Larger offices tend to cost a bit more as they may include private meeting rooms, extra amenities as well as a private entrance. Median rates in Central London run from £635 a desk for a 1-4 person office to £750 for a private 50+ desk enterprise office.
Office Capacity in Central London by Floorspace and Size
