5 office spaces to rent in Marylebone at The Drayton

The median private office is £666 per desk per month, a fifth above the £517 London figure, from live listings as at September 2026. That places Marylebone alongside Fitzrovia and a long way below Mayfair on the other side of Oxford Street, which is the comparison most people are actually making. Rates, service charge, utilities, internet, furniture, cleaning, security and reception are all inside the figure. With 5 offices listed, it is a deeper market than its quiet reputation suggests.

Meeting room time above your allowance and printing above fair use, as usual, plus parking where a building has any, which is rare and expensive. The specific thing to check in Marylebone is the nature of the building. A large share of the stock is converted Georgian and Victorian townhouses on Harley Street, Wimpole Street and the squares, which means small floors, narrow staircases and lifts that may not exist. Those are lovely buildings to work in and awkward ones to move a team into. Ask about floor sizes, lift access and how deliveries are handled before you fix on an address.

A fortnight is normal for serviced space, and stock is reasonable: 5 offices across 35 desks run by twenty-two operators. The sequence is a viewing, a licence agreement and a deposit of one to two months. Managed space takes six to eight weeks and is less common here than elsewhere, because the townhouse floor plates are often too small to be worth fitting out individually. If you want one of the larger modern buildings near the station rather than a townhouse, the choice narrows considerably, so start there if it matters.

Than most of it, yes, and that is its practical case. At £666 per desk it undercuts Soho at £756, Oxford Circus at £780 and Mayfair at £988, while sitting within fifteen minutes' walk of all three. Only Covent Garden and Paddington are meaningfully cheaper among nearby areas. For a team that wants a West End address, good restaurants and a civilised street to walk down, without Mayfair's premium, this is usually the answer.

Bond Street, for two thirds of them, rather than Marylebone station itself. That surprises people and is worth knowing when you judge a commute. Bond Street now carries the Elizabeth line as well as the Central and Jubilee lines, which puts Heathrow, Paddington, Liverpool Street and Canary Wharf within a direct ride. Baker Street covers the northern half of the area for the Bakerloo, Circle, Jubilee, Metropolitan and Hammersmith and City lines. Marylebone station itself, with its Chiltern mainline services to Birmingham and Oxford, sits at the north west edge and serves fewer of the offices we list than its name implies.

Twenty-two operators across 5 listings, split between national serviced brands in the handful of larger buildings and a long tail of independents running single townhouses. The tenant mix is distinctive: medical and dental practices around Harley Street, alongside private equity, family offices, media and consultancies that want a West End base without a Mayfair one. That medical cluster shapes the stock, since a number of buildings are configured for consulting rooms rather than open-plan working. If you need a conventional office floor, filter for it rather than assuming.
