4 office spaces to rent in Mayfair at Identity Workspace

Budget £988 per desk per month, which is the highest figure of any area on the platform and roughly three quarters above the £517 London median. Those are live listings as at October 2026. The rate is all-in: it normally covers rent, business rates, service charge, utilities, internet, furniture, cleaning and reception, so a team of eight should budget about eight times the per-desk figure with no separate bills to follow. Figures come from live listings and are refreshed weekly. If the number matters more than the postcode, the answer below on cheaper neighbours is the one to read first.

Almost everything. A private office here is quoted per desk per month and that one figure normally covers rent, business rates, service charge, heating and lighting, internet, furniture, cleaning, building insurance and a staffed reception. Across 4 Mayfair listings the usual extras are meeting room credits beyond a monthly allowance, secure parking, and any fit-out you ask for beyond the standard specification. What you are paying the premium for in Mayfair is the address and the building: period frontages, concierge service and small floor plates. Ask what the meeting room allowance is before signing, because in a market of small suites it is the cost that most often surprises people.

Paperwork, not building work, is what sets the pace. Mayfair suites are let furnished and connected, so the sequence is short: a viewing, a licence fee agreement and a deposit, which for a small suite is typically one to two months. With 4 offices listed across 236 desks, there is normally something available at short notice in the size most Mayfair tenants take. Managed space, where the office is fitted to your own specification, runs to six or eight weeks instead. If you need a particular street or a particular floor, allow longer: the stock here turns over slowly and the best rooms are rarely empty for long.

Almost everywhere, and you do not have to go far. Marylebone is a fifteen minute walk north at £663 per desk, and Fitzrovia sits alongside it at £660. Covent Garden is cheaper still at £580, and Paddington comes in at £566 with faster trains west. Staying in the West End but crossing Regent Street to Soho only saves a little, at £766. For most teams the real saving is Marylebone or Fitzrovia: same walkable West End, roughly a third off the desk rate.

Green Park. It serves 82% of the offices we list in Mayfair, which is an unusually concentrated figure even for central London, and it puts the Piccadilly, Victoria and Jubilee lines under one roof. That combination reaches Heathrow, King's Cross and London Bridge without a change, which is why so much of the area's stock clusters within a few minutes of it. Bond Street is the other useful entrance, now that the Elizabeth line stops there, and it suits anyone coming in from the west or from Canary Wharf. Oxford Circus and Hyde Park Corner cover the northern and western edges. In practice almost any Mayfair address is a ten minute walk from at least two of the four.

Two dozen operators hold space in an area you can cross in fifteen minutes, which tells you what the address is worth to them. Mayfair is dominated by the premium end of the serviced market rather than the volume brands: expect small, heavily finished suites in period buildings, often only a few offices to a floor, with concierge service and meeting rooms that are used for client meetings rather than internal stand-ups. Across 4 listings the mix leans strongly towards finance, family offices, law and art dealing. If you want a named operator rather than a type, the listings on this page carry the brand on each result, and every one of them can be filtered by size and price.

Because it is the smallest premium market in the city and demand for it does not move. At £988 per desk Mayfair sits at the very top of the eighty London areas we track, above Soho, Piccadilly and Oxford Circus. Three things hold it there. The buildings are period stock with small floor plates, so there is little of it and none of it is cheap to run. The tenants are finance, law and family offices, who are buying an address as much as a desk. And the largest office we list here holds 64 people, so the area never competes on the big lettings that pull rates down elsewhere. If the address is not doing work for you, you are paying for someone else's.

It depends which part of Mayfair you are actually buying. If it is the West End address, Marylebone and Fitzrovia keep the postcode and the walk to the same restaurants at roughly a third less per desk. If it is the Green Park transport, Victoria is two stops away with mainline rail attached. If it is the client-facing polish, St James's and Piccadilly offer the same standard of building. And if none of those is the point, Covent Garden at £580 per desk is the best value in the West End for a team that simply wants to be central and well connected.
