4 office spaces to rent in Oxford Circus at Our Space

Not far short of Mayfair. The median private office is £780 per desk per month against a London median of £517, on live listings as at September 2026, which places the area in the top tenth of London. You are paying for the junction itself: the point where Oxford Street meets Regent Street is among the busiest retail addresses in Europe and office space above and behind it is priced accordingly. Rates, service charge, utilities, internet, furniture, cleaning, security and reception are all inside the figure.

The standard two, meeting rooms above an allowance and printing beyond fair use, plus parking where it exists, which is almost nowhere. The question worth asking here is about the building's entrance and servicing. A great many offices in this area sit above retail, which means shared entrances, deliveries competing with shop stock, and lift capacity designed for a different purpose. None of that is a reason to avoid the area, but it varies enormously between addresses and it is not visible in a listing. Ask how you get in, how post and deliveries arrive, and what happens at Christmas.

A fortnight for serviced space, and choice is reasonable: 4 listings across 18 desks run by twenty-eight operators, which is a wide field for an area this compact. A viewing, a licence agreement and a deposit of one to two months is the whole process. Managed space fitted to your own plan takes six to eight weeks and is less common here, because the floors above retail tend to be small and irregular, which makes fitting out expensive per desk.

Walk ten minutes in any direction except south west. Fitzrovia at £660 per desk and Marylebone at £666 are both a sixth cheaper and arguably nicer places to work. Covent Garden at £580 is a third cheaper. Holborn at £717 adds bigger floors for less. Going south west into Mayfair costs substantially more. Unless being on the junction genuinely matters to your business, the saving from moving a few streets is among the largest in central London.

As central as London gets. The station is nearest to 96% of the offices we list here and carries the Bakerloo, Central and Victoria lines, three of the busiest in the network, which between them reach Waterloo, Euston, Kings Cross, Liverpool Street, Bank and Stratford directly. Tottenham Court Road and Bond Street are both a few minutes' walk and add the Elizabeth line, putting Heathrow, Paddington, Farringdon and Canary Wharf within a single ride. The practical drawback is the crowds: at peak and on Saturdays the station is one of the most congested in London, and entry is sometimes restricted.

Twenty-eight operators, a high number for so small an area, and the range runs from national serviced brands to small independents on upper floors of retail buildings. That breadth is the practical reason to shop around: within a few hundred metres you will find polished floors at premium rates and modest suites several hundred pounds a desk cheaper. The tenant mix is retail head offices, fashion, media, recruitment and professional services that want to be at the centre of the West End. Because so much stock sits above shops, the character varies more than the rate suggests.

Because office space is the secondary use of almost every building here. At £780 per desk the area sits in the 94th percentile of the eighty London areas we track, level with Soho next door and behind only Liverpool Street and Mayfair. The ground and lower floors around this junction are among the most valuable retail in Europe, and what sits above them is constrained by that: small floor plates, shared servicing, and no prospect of new supply. Demand from businesses that want the address is steady, and the amount of space that can ever exist is fixed.
