2 office spaces to rent in Soho at eOffice

Expect £756 per desk per month for a private office, taken from live listings as at September 2026. That is about two fifths above the £517 London median and puts Soho in the top tenth of London areas. The figure includes rent, business rates, service charge, utilities, internet, furniture, cleaning and reception. It is worth knowing before you start that Soho is a small market: we list 2 spaces here in total, and fewer than half of those are conventional private offices.

The usual bundle: rates, service charge, utilities, internet, furniture, cleaning, security and a staffed reception, all on one monthly figure per desk. Soho's particular extras are worth naming. Meeting rooms are smaller and scarcer here than in the City, so an allowance that looks generous elsewhere runs out faster. Air conditioning is retro-fitted into buildings that were never designed for it, and on upper floors it shows. And because the streets are narrow and pedestrianised in parts, deliveries and any furniture you bring yourself need arranging rather than assuming. Ask about all three at the viewing, not after.

Longer than the price would suggest, because supply is the constraint rather than process. A serviced office is furnished and connected, so the paperwork itself is a week or two: a viewing, a licence and a deposit of one to two months. But with only 2 spaces listed in the whole of Soho and strong demand for them, the office you want may simply not be free when you want it. Teams that are flexible on street and floor move quickly here. Teams with a fixed picture of the building often wait a month or two for it.

Yes, and the walk is short. Covent Garden is the obvious one at £580 per desk, roughly thirty per cent below Soho and five minutes east. Fitzrovia at £660 is ten minutes north and carries a similar creative tenant mix. Clerkenwell at £583 is further but cheaper again. Moving the other way gains you very little: Oxford Circus is £780 and Piccadilly about the same. The practical question is whether you need Soho itself or simply somewhere central and creative, because the premium here buys a specific half square mile rather than a better office. Teams that use Soho for client meetings and evening work tend to think it earns its keep. Teams that mostly sit at their desks usually find Covent Garden or Fitzrovia does the same job for less.

Tottenham Court Road, for 81% of what we list. That has changed the area's case considerably, because the Elizabeth line now stops there: Canary Wharf, Liverpool Street, Paddington and Heathrow are all direct, alongside the Central and Northern lines. For the western half of Soho, Oxford Circus and Piccadilly Circus are closer, covering the Bakerloo, Victoria and Piccadilly lines. Leicester Square picks up the southern edge. Soho is compact enough that most addresses are within seven or eight minutes of two or three of these, so the honest answer is that transport is rarely the deciding factor here. Availability is.

Around two dozen operators, weighted towards the design-led and independent end rather than the volume brands. Soho's buildings are small, often four or five storeys above a restaurant or a shop, and that stock does not suit operators who need whole floors of scale. What it does suit is media, film, post-production, music and advertising, which remain the dominant tenant industries and shape what the buildings offer: screening rooms, editing suites and sound-treated space appear here far more than elsewhere. If you need that kind of provision, Soho and neighbouring Fitzrovia are close to the only places in London that supply it as standard.

Scarcity, mostly. At £756 per desk Soho sits in the top tenth of the eighty London areas we track, above Fitzrovia and Covent Garden on either side of it. The reason is supply rather than glamour. Soho is roughly half a square mile, most of its buildings are small and listed or in a conservation area, and a significant share of the ground floors are restaurants and bars that will never be offices. So the amount of space that can exist here is capped, demand from media tenants is not, and the rate reflects the gap. It is the opposite of somewhere like Old Street, where supply has kept pace.

For the creative tenant mix at a lower rate, Fitzrovia is the closest match and ten minutes' walk. For the same West End access with better value, Covent Garden is thirty per cent cheaper. For the Elizabeth line specifically, Farringdon and Paddington sit directly on it without the Soho premium. And if the appeal is the post-production cluster rather than the postcode, a number of those facilities now sit in Clerkenwell and Shoreditch, where the buildings are larger and the rates materially lower.
