2 office spaces to rent in Holborn at Kitt Offices

A private office in Holborn runs to £717 per desk per month on the September 2026 figures, a quarter above the £517 London median. You are paying for position rather than prestige: Holborn sits on the seam between the West End and the City, and the rate reflects being ten minutes from both. Everything is inside that figure, from business rates and service charge through to internet, furniture, cleaning and reception. Almost all the stock here is conventional private office space, so the number is a fair guide to what you will actually pay.

Few, and they are the standard ones: meeting rooms past an allowance, printing above fair use, and parking where a building has any. The Holborn-specific point is about the buildings themselves. This is an area of large post-war and 1980s office blocks rather than converted townhouses, which means proper lifts, real air conditioning and floor plates that work, but also service charges that reflect running a big building. Those are inside your rate rather than extra, so the thing to compare is not whether they exist but whether the specification justifies the gap to Chancery Lane next door.

A fortnight is realistic for serviced space. The room arrives furnished, wired and staffed, so the sequence is a viewing, a licence agreement and a deposit of one to two months, and none of that takes long. Across 2 listings and 40 desks there is usually something free in the common sizes. Managed space fitted to your own layout takes six to eight weeks, and Holborn's larger floor plates make that a more realistic option here than in the West End, where the floors are often too small to be worth fitting out.

Chancery Lane is the one to look at first: £659 per desk for what is often the same street at the eastern end. Farringdon at £604 and Clerkenwell at £583 are ten minutes north and cheaper again. Covent Garden at £580 is the best value within a short walk west. Holborn's premium over its immediate neighbours is real but modest, so it is usually worth viewing across the whole cluster rather than fixing on one.

Effectively, yes: Holborn station is nearest to 97% of what we list. It carries the Central and Piccadilly lines, which reach Heathrow, Bank, Liverpool Street and Stratford without a change. The more important point is what is in walking distance beyond it. Chancery Lane, Russell Square, Covent Garden and Tottenham Court Road are all within ten to twelve minutes, and Tottenham Court Road brings the Elizabeth line into range. Farringdon and City Thameslink add mainline and Thameslink services for anyone commuting from Bedfordshire, Surrey or the airports. For an area this small, that is an unusually broad set of options.

Eighteen, which is fewer than neighbouring areas and tells you something about the stock. Holborn is dominated by large buildings, so the operators here tend to be the ones who can take whole floors of them: national serviced brands and a handful of substantial London operators, rather than the long tail of single-building independents you find in Clerkenwell or Fitzrovia. The tenant mix leans legal, professional services and publishing, a legacy of the Inns of Court to the south and the old newspaper district to the east. Expect a more corporate feel than the rate alone would suggest.

Up to 213 people in a single office, with a good spread beneath that. This is one of Holborn's genuine advantages over the West End: the buildings are big enough that a team of fifty or a hundred can sit on one floor, which is difficult in Soho or Mayfair where the largest offices run to a fraction of that. The bulk of the stock still sits between five and forty desks, so smaller teams are well served too. If you expect to grow substantially, ask what else the operator holds in the same building, because Holborn is one of the few central areas where growing without moving is realistic.

Meeting and event provision, in volume. A markedly higher share of Holborn listings carry substantial meeting suites, conference rooms and client-facing space than the London average, which follows directly from the tenant mix: legal and professional firms need rooms to see clients in, and the operators here have built for that. If your business runs on client meetings, that provision is worth real money and is genuinely harder to find in the creative quarters north and east. The corollary is that the buildings feel formal. If you want exposed brick and a roof terrace, this is the wrong postcode and Clerkenwell is fifteen minutes away.

For the same position between City and West End at a lower rate, Chancery Lane is the direct substitute. For better rail connections, Farringdon adds Thameslink and the Elizabeth line for less per desk. For a less corporate feel, Clerkenwell and Covent Garden both work and both cost less. If the appeal is the legal cluster specifically, the area immediately south towards the Inns and the Strand keeps you in it. And if you need the big floor plates above all, Moorgate and Liverpool Street offer more of them, at a higher price.
