The usual pair, meeting rooms past your allowance and printing above fair use, with parking essentially unavailable. Worth checking here is which era of building you are looking at, because the area contains two quite different markets side by side. The towers and the rebuilt estate around the station are modern, high specification and priced as such. The Victorian warehouse conversions in Bermondsey Street and the arches behind the station are cheaper, full of character and much more variable in cooling, lifts and noise. The rate alone will not tell you which you are being shown.

Quickly on process, slowly on choice. A serviced office is furnished and connected, so a viewing, a licence and a deposit of one to two months is a fortnight's work. London Bridge is the most expensive point on the south bank, and the drop-off as you move away from the station is steeper than almost anywhere else in London.

Very well, and in directions the rest of central London does not reach. The station is nearest to 82% of what we list and combines a mainline terminus serving Kent, Sussex and the south east with Thameslink running north to Farringdon, Luton and beyond, and the Jubilee and Northern lines underneath. For a business whose staff live south of the river, this is usually the shortest commute available, and Thameslink makes it a genuine alternative to the City for anyone arriving from the north. Borough and Bermondsey cover the southern fringes of the area on the Northern and Jubilee lines.

Fifteen operators, a modest number that reflects how much of the area's office space is held in a few large buildings. You will find the national serviced brands in the modern towers and a smaller group of independents in the converted warehouses and railway arches south of the station. The tenant mix leans towards healthcare and life sciences, drawn by Guy's Hospital and the King's College campus, alongside media, technology and professional services. That clinical and academic presence is genuinely distinctive and shapes what some buildings offer.

Views and end-of-trip facilities, disproportionately. A markedly higher share of listings here carry showers, secure cycle parking and roof or river-facing outdoor space than the London average, a consequence of how much of the stock was built in the last twenty years to a modern specification. If your team cycles in from south London, the provision is among the best in the city. The other distinctive feature is what is downstairs: Borough Market, the river walk and a genuine evening economy, which makes the area unusually pleasant to work in compared with the City across the water.
