3 office spaces to rent in Victoria at The Boutique Workplace Company

Higher than most people expect of a place they think of as a railway station. The median private office here is £797 per desk per month, roughly two fifths above the £517 London figure, on listings live at September 2026. That puts Victoria in the top tenth of London areas. The rebuilt estate around the station is new, expensive office space and it sets the tone for the area. Rates, service charge, utilities, internet, furniture, cleaning, security and reception are all inside the figure.

Not especially, though at this rate it is worth being precise about what you get. The monthly licence normally absorbs rates, service charge, heating and cooling, internet, furniture, cleaning, security and reception. Meeting rooms beyond an allowance and printing above fair use sit outside it. Because so much of Victoria's stock is recently built, the specification tends to be high and consistent: proper air conditioning, good lifts, showers and cycle storage. The corollary is that the older buildings south and west of the station, which are cheaper, can be noticeably different. Compare like with like before concluding one operator is dearer than another.

Two weeks or so for serviced space, with reasonable availability across 3 listings and 18 desks. A viewing, a licence agreement and a deposit of one to two months is the sequence. Managed space fitted to your own design takes six to eight weeks, and Victoria is a better than average place to consider it, because the newer buildings have large regular floors that are straightforward to fit out. If you need a specific building on the rebuilt estate, expect to wait: those are the most sought after addresses in the area.

Move away from the station and the rate drops fast. Westminster, ten minutes north, is dramatically cheaper. Covent Garden at £580 per desk and Waterloo at about £550 are both a short ride away and roughly thirty per cent below. Marylebone at £666 is cheaper too. Victoria's premium is concentrated in the few hundred metres around the station and the new estate, so even staying in the area, walking five minutes further out is usually worth a hundred pounds a desk.

Because of what arrives there. Victoria is nearest to 92% of the offices we list in the area, and it combines a mainline terminus serving Kent, Sussex and Gatwick with the Victoria, District and Circle lines and one of London's largest coach stations. For a business whose staff commute from south London and the south east, or which sees clients arriving from Gatwick, nothing else in the West End comes close. St James's Park and Pimlico cover the edges of the area. The concentration is high enough that the walk from station to desk is under ten minutes for most of the stock.

Twenty-five, weighted towards the larger national and international brands. The redevelopment around the station produced substantial modern floor plates, and those attract operators who can take them whole, so the area feels more corporate than the West End immediately north of it. The tenant mix reflects that: government-adjacent bodies, trade associations, professional services and corporate headquarters, alongside the technology businesses that followed the new buildings. If you want converted-warehouse character, this is not the place for it. If you want a well-specified modern floor with a terminus underneath, few areas do it better.

Up to 160 people in one office, and the mid-to-large end is better supplied here than in most of the West End because of the new buildings. A team of fifty or eighty can sit on a single floor, which is difficult in Soho or Marylebone where the stock is subdivided townhouses. Smaller requirements are well covered too, with plenty between five and thirty desks. Because the larger operators hold multiple floors in the same building, growing without moving is realistic, which is worth asking about if your headcount is rising.

Because the stock is new and the location is scarce. At £797 per desk Victoria sits in the 91st percentile of the eighty London areas we track, above Moorgate and Bank in the City. Two things drive it. The redevelopment of the estate around the station over the last fifteen years replaced older buildings with premium space, and premium space sets the median. And the area is hemmed in: Buckingham Palace and its gardens to the north, the river to the south, Belgravia to the west. There is very little room to add supply, and what is added is expensive.

Above about thirty desks, often yes. The economics here favour it more than in the West End generally, because the newer buildings have large regular floors that fit out efficiently, and because at £797 per desk the serviced premium is being applied to an already high number. A managed floor gives you your own entrance, your own branding and a lower cost per desk, on a longer commitment. Below thirty, serviced remains simpler and the flexibility is worth paying for. Model both over three years rather than comparing monthly figures, because the gap widens with time and headcount.
