What flexible office space costs in London's four AI districts today, how much is available, and which kind of team each one suits.

London's artificial intelligence companies are not spread evenly across the city. They cluster in a handful of districts with good transport, a supply of technical talent and the kind of buildings start-ups and scale-ups like. Four areas come up again and again: Kings Cross, Euston and Fitzrovia, Farringdon and Shoreditch. Leasing data backs this up. CoStar figures show almost half of the office space let to AI companies in London in April 2026 was around Kings Cross and Euston, and Knight Frank found smaller AI firms are choosing Clerkenwell, Farringdon and Shoreditch, where rents are lower and start-ups cluster.

Kings Cross

Kings Cross has become the best-known address for AI in London. Google's UK headquarters and Google DeepMind are here, along with OpenAI, Meta, Isomorphic Labs and Wayve, and the surrounding Knowledge Quarter takes in the British Library, the Alan Turing Institute and the Francis Crick Institute. The redeveloped canalside around Coal Drops Yard and Granary Square gives it a campus feel that many technical teams like.

It is also one of the best-connected places in London. Kings Cross St Pancras has six Underground lines (Northern, Piccadilly, Victoria, Circle, Hammersmith & City and Metropolitan), Thameslink and national rail to the north, and Eurostar from St Pancras International.

What it costs: the median private office is £693 a desk a month, among the highest of the four districts. Supply is also the tightest, with around 796 desks listed, so larger teams have fewer options here and should start looking early.

Euston and Fitzrovia

Euston and Fitzrovia sit just west of Kings Cross and make up the other half of the Knowledge Quarter. University College London, one of the UK's leading universities for AI research, is on Gower Street, and the area has taken some of the largest recent AI lettings in London: Anthropic agreed 158,000 sq ft at One Triton Square, by Regent's Park, in April 2026. Fitzrovia, south of Euston Road, has long been home to media, design and technology companies, and Knight Frank ranks it among the top areas in London for AI leasing by space taken.

Transport is a strength. Euston has the Northern and Victoria lines, London Overground and the West Coast Main Line to Birmingham, Manchester and Glasgow, while Euston Square, Warren Street, Great Portland Street and Goodge Street serve the rest of the area. The Elizabeth line at Tottenham Court Road is a short walk from Fitzrovia.

What it costs: a median of £660 a desk a month for a private office in Fitzrovia, with around 3,805 desks available. That is several times the space listed at Kings Cross, so it is often the better starting point for teams of 20 or more who want to be close to the Knowledge Quarter.

Farringdon

Farringdon sits between the West End and the City, and since the Elizabeth line opened it has become one of the best-connected stations in London: the Elizabeth line, Thameslink and the Circle, Hammersmith & City and Metropolitan lines all stop here. The surrounding Clerkenwell streets have long been home to design studios and agencies, and more recently to fast-growing technology companies.

What it costs: a median of £604 a desk a month for a private office, with around 1,717 desks available. Farringdon also has a good choice of managed offices, where an operator runs a whole floor for one company, which suits AI scale-ups that have outgrown coworking but are not ready for a lease.

Shoreditch

Shoreditch and Old Street became London's start-up district more than 15 years ago, when the area around Old Street roundabout earned the nickname Silicon Roundabout. It is still where many early-stage technology companies start out, and it has the largest supply of flexible office space of the four districts, from coworking floors to converted warehouses.

Transport is good if not quite at Kings Cross or Farringdon's level: the Northern line at Old Street, the Overground at Shoreditch High Street, and Liverpool Street (with the Elizabeth line) a short walk south.

What it costs: the lowest median of the four, at £499 a desk a month for a private office, with around 2,722 desks available. For a seed or Series A team watching its runway, it is usually the best value of the four.

What AI companies look for in an office

The agents and analysts tracking AI lettings describe needs that are closer to a typical professional firm's than most people expect:

  • Talent first. Being close to other AI teams, universities and research institutes matters more than the building itself. London has more than twice as many engineers with AI expertise as any other European city, according to Sequoia, and the Knowledge Quarter is where many of them work.
  • No special infrastructure. Knight Frank says it knows of no AI occupiers asking for unusual power, cooling or connectivity, because the computing runs in data centres rather than the office. A good standard office works, without a specialist fit-out.
  • Quality buildings. Penningtons Manches Cooper notes that larger AI firms want the same best-in-class buildings as banks and law firms, so they compete for the same prime space. Knight Frank has seen some AI deals signed at or above prime rents.
  • Room to grow. Recent leases reported by Bisnow have been sized for three or four times the team's current headcount. For a smaller team, the flexible equivalent is an operator with larger offices in the same building, so you can add desks as you hire without moving.
  • Flexible first, permanent later. Penningtons also sees AI firms starting in flexible offices while headcount is uncertain and moving into permanent headquarters once they scale.

When you compare offices, ask each operator how much more space they could give you in the same building, and how quickly. For a growing AI team, that usually matters more than any technical specification.

How to choose between them

  • Budget first: Shoreditch is usually the cheapest per desk, Kings Cross and Fitzrovia the most expensive, with Farringdon in between.
  • Size of team: Fitzrovia, Shoreditch and Farringdon have the widest choice for teams of 20 or more. Kings Cross has the least space available, so larger teams there should allow more time.
  • Where your people live: look at the stations your team actually uses. Farringdon is on the Elizabeth line and Thameslink, Kings Cross has the most Underground lines, Euston has fast trains to the Midlands and the north, and Shoreditch is best for east London and the Overground.
  • How certain your headcount is: AI teams can grow or shrink quickly. A flexible office lets you add desks or move without being tied to a long lease, and most operators in these districts will move you to a larger office in the same building.
