As of September 2026, the median private office in London costs £515 per desk per month, and a coworking desk £300 per month. Flexible office space is priced per desk (or per person) per month, and that figure normally covers rent, business rates, utilities, internet, cleaning and reception, so a team of ten should budget roughly ten times the per-desk rate with no separate bills on top. Location is the biggest driver: Central London and the City sit well above the median, while East and South London sit below it. Which areas of London are cheapest for office space?
Prices fall as you move away from the West End and the City. As of September 2026, the median private office desk costs £676 a month in Central London, £424 in West London, £346 in North London, £427 in East London and £315 in South London. Within Central London the City of London averages £709 per desk. What is the difference between a serviced office and a managed office?
A serviced office is a ready-to-use private office inside a shared building: furnished, connected, staffed reception, shared meeting rooms and kitchens, on a single monthly licence fee with terms from one month upwards. A managed office is a self-contained floor or suite that an operator fits out to your specification and runs for you, still on one monthly bill, but typically on a 12 to 36 month term and for teams of 20 or more. Serviced suits growing teams that value flexibility; managed suits companies that want their own front door and branding without taking on a conventional lease. What is included in the price of a London serviced office?
Almost everything. The monthly fee for a serviced office normally includes the rent, business rates, service charge, utilities, high-speed internet, furniture, cleaning, building security, staffed reception and use of shared kitchens and breakout space. Meeting rooms are usually included up to a monthly allowance and charged by the hour after that. Things to check before signing: printing, parking, out-of-hours access, whether phone lines and IT support are extra, and the size of the deposit (typically one to two months).
